SITE SELECTION
A. Site 1 - Public Works Site
1. This site is located at the existing Public Works/Sand-Salt Shed/Sebago EMS
facility. The property has some elevation change near the public works building,
but appears to be mostly sand.
2. Positive Features
a. Town owned land
b. Shared parking with PW
c. Good sight distance on Route 114
3. Negative Features
a. Relatively long access to Route 114
b. Close to school
c. Possible Site Location Permit due to other municipal buildings/roads/parking
B. Site 2 - Crowe’s Pit
1. This site is located along Route 114 in front of an old gravel pit. Reports are that
some dumping has occurred in the pit suggesting an environmental study should
be performed prior to purchase. The site is low relative to the road.
2. Positive Features
a. On Route 114
3. Negative Features
a. Possible environmental issues
b. Possible wetlands
c. Significant amount of fill to bring to road level
d. Site distance restricted to north
C. Site 3 - Crowe’s Triangle
1. This site is located between Route 114 and the north end of Fitch Roadnext to the
Northwest River. The site has a significant amount of elevation between the top
of a hill and the roads on both sides.
2. Positive Features
a. On Route 114

b. Could access building from both roads for drive through bays
3. Negative Features
a. Significant amount of earthwork to make site work
b. Size restricted by setbacks to Route 114, Fitch Raod and Northwest River
c. Sight distance restricted to north
D. Site 4 - Nason Site
1. This site is located on the side of a hill off Route 114 near North Sebago. There
is not much flat land next to the road.
2. Positive Features
a. On Route 114
3. Negative Features
a. Significant amount of earthwork to make site work
b. Sight distance very restricted to north
E. Site 5- Transfer Station Road
1. This site is located on Long Hill Road just to the southeast of the Transfer Station
Road. The site appeared to have about 10 to 15 feet of elevation change in 300
feet
2. Positive Features
a. Town owned land
b. Off Long Hill Road fairly close to the intersection with Route 114
c. Relatively flat
d. Access from both Long Hill Road and Transfer Station Road
e. Good sight distance on Long Hill Road
3. Negative Features
a. Possible wetlands below land fill embankment
b. Possible shallow to ground water
c. Possible environmental restrictions (setback from landfill)
